AFamily and relatives
Cleaning of the property, if the occupant agrees or you own or rent it yourself.
A phone call, then a free site survey.
A property belongs to the person living in it. Without a protection order, nobody can decide in their place — and a property emptied without agreement fills up again, usually faster than before.
BManaging agent (syndic)
Any work in common parts. A private lot only with the owner’s agreement or an enforceable decision.
A written diagnosis, usable by the residents’ committee.
The document that helps you most is not the quotation — it is the written diagnosis setting out where the problem crosses between the lot and the common parts.
CSocial landlord
Any work on its own stock, respecting the tenancy and the tenant’s rights.
A costed survey against your own schedule of works.
With a tenant in place the pace is theirs. We split jobs across several visits where a full day would be too much — it is slower, and it is what stops the situation recurring.
DCourt-appointed deputy
Acts falling within the protection order: preservation of the property, sanitary condition.
An itemised quotation you can produce to the court.
Your constraint is documentary as much as operational. Every line is costed separately, with estimated volumes and waste transfer notes in the completion file.
ENotary and estates
Urgent preservation measures, and clearance once the devolution of the estate is settled.
A survey, and a quotation split between urgent works and clearance.
Urgent decontamination can be instructed by whoever legitimately holds the keys. Clearance touches the estate’s assets and cannot be instructed on the same basis.
FLetting agent
Work covered by the management mandate, or with the owner’s written agreement.
A survey within two working days and a quotation you can forward.
Your constraint is the calendar. The real bottleneck is not the cleaning but the removal: in a building without a lift, getting the volume out takes longer than restoring the property.
